The Housing Act of 1992 brought in the following rules regarding rent books:
A landlord is expected to supply a rent book to the tenant(s) within one month of the commencement date.
The rent book must detail the follow:
The name(s) of the tenant and the address of the property being rented.
The tenant is entitled, and should ask for, a receipt for all rent paid.
Details of services provided that accompany the tenancy, such as gas, electricity, broadband, cable TV etc.
The name and address of the landlord.
Increases/decreases in rental amounts should also be included in the rent book.
The tenant is responsible for keeping the rent book safe and available to the landlord to record changes.
The amount of the rent and by what means it may be payable as well as the expected date of payment.
The commencement date of the tenancy, the agreed length of the tenancy and the notice required.
The amount of the deposit and the agreed circumstances whereby some or all of the deposit is retained.
Landlords that fail to supply a rent book may be liable to legal penalties.
